Why does the process take 18 months?
The 18-month average reflects the time needed for planning applications to be prepared, submitted, consulted on and determined by the local planning authority. Some deals complete in 9 months when an operator has an active brief and planning is straightforward. Complex planning promotions on greenfield land can take 24–36 months but significantly increase the value achieved. We will give you a realistic estimate for your specific site at assessment stage.
Is planning permission guaranteed?
No. Planning permission is never guaranteed — it is subject to the local planning authority's determination and national planning policy (NPPF). We conduct thorough feasibility assessments before entering any agreement to ensure planning prospects are realistic, but we are honest when a site's chances are low. We will never waste your time with false promises.
What is a land option agreement?
An option agreement gives the buyer the right — but not the obligation — to purchase your land within a defined period, usually subject to planning permission being granted. You retain ownership and use of your land until exchange. The buyer commits to a price at the outset. We strongly recommend you appoint an independent solicitor to review any agreement before signing.
What happens if no buyer is found?
Your ownership is never affected. There are no penalties, no fees and no restrictions on your land. You remain entirely free to use, sell or develop your land through any other route. We only succeed when you do — that is how the model works.
